These plans were initially drawn up to respond to the need for more pavement space on Regent Street, to accommodate safe social distancing, and to replace the temporary plastic barriers that were installed in 2020, all as part of our response to the Covid-19 pandemic. We worked closely with Westminster City Council to make the necessary changes to quickly respond to the need for more pavement space to enhance safety for users.
This is just the first step in the evolution of Regent Street. We are keen to learn from these trial designs, and that is why we are using this time to seek thoughts and feedback, working with partners to monitor the scheme, to ensure it is delivering the best possible destination.
The scheme has been delivered as an experimental trial. As part of this, we will be monitoring how Regent Street is used throughout the trial period and reviewing feedback received from neighbours, users and partners.
At the end of the trial, the information collated will be assessed to inform our future plans to continue improving Regent Street. This could include removal or changes to the experimental scheme – or a possible future permanent scheme for Regent Street – however, this would be subject to full consultation and appropriate surveys/information.
We believe these works will benefit the local community as they will improve the experience of using Regent Street, while also delivering improved health benefits through better air quality and accessible spaces. We are keen to understand from local people what works, so please do provide your feedback so that we can ensure any future changes after the trial period continue to be delivered in a holistic way providing benefits for all.
These plans are a significant step in our ongoing investment in Regent Street, as we continue to evolve and improve Regent Street for everyone. We want to learn from these designs and feedback from the local community in order to continue improving Regent Street in the future.
The current scheme has been installed for the next 18 months and will be monitored and reviewed for potential improvements.

Yes – we are excited to have introduced trees on Regent Street for the first time. As a partner to the City Council’s Wild West End initiative, we are committed to supporting biodiversity in central London, and providing sensitively selected planting along Regent Street helps to support nature in Central London. Not only have the selected trees been chosen to enhance Regent Street’s iconic design, but they are an important part of our commitment to improve air quality and wellbeing across the places that we manage.
All the trees used for the scheme have been sourced from nursery stock within the UK and shrub planting has been procured from biosecure/plant pass-ported sources in the UK and Europe.
We have worked hard to achieve a balance of needs on Regent Street, ensuring that we create sufficient space for pedestrians – including to support safe social distancing – as well as improving options for other forms of sustainable transport, including cycling.
Our plans have introduced cycle lanes for the first time on Regent Street, and we will soon be installing new cycle parking on Princes Street. This builds on other recent initiatives within our Central London portfolio to support sustainable travel, such as the introduction of BIKE-DROP – a new pop-up concept, offering convenient, safe and secure bike parking.
We are committed to creating accessible places, and we have engaged with charities such as AccessAble on these plans, to ensure this is a central part of our ongoing plans for Regent Street.
In designing the new street, we considered a number of measures to help improve accessibility for visitors to Regent Street – including introducing tactile paving at crossing points for those with visual impairments and creating new seating areas to enable people to pause and rest. We’ve also made sure to maintain accessible public transport provisions.
We are working closely with Westminster City Council, TfL, the GLA and other local stakeholders, to help drive improvements to our air quality across the West End.
Reducing congestion and vehicle movements is a vital part of that, and reducing traffic to a single lane in each direction on Regent Street is a step in the right direction. The scheme has been informed by a transport feasibility study of the area to ensure that surrounding streets continue to operate effectively.
This builds on our work to host a number of car-free days on Regent Street, including our long running Summer Streets initiative, and our work to reduce delivery traffic, through initiatives like our freight consolidation scheme.
Careful consideration has been given to the selection of materials as part of the 18 month experimental trial scheme.
Footways – The Regent Street footways have been widened using temporary concrete kerbs and recyclable asphalt footway which has been coloured using a decorative surface dressing to blend in with the existing York stone pavements. The footways also extend existing tactile paving at pedestrian crossing points to the new kerb line to assist the blind and partially sighted to cross safely. The footways have been laid on a temporary membrane to protect the existing carriageway during the trial, and use a series of chute gullies to enable carriageway drainage.
Planters – The planters have been constructed using materials that are durable, sustainably sourced and able to be recycled or reused at the end of the temporary installation period. The planters use a phenolic plywood frame with a recycled plastic base and topped with a sustainably grown Acoya timber trim.
